Due to variation in different States and local building departments, these plans are not intended for immediate permitting, but can be adjusted by your builder or designer if needed.
House plans are drawn to international standards which includes standard wind loading and bracing, when you're in cyclonic and Hurricane areas you need to have extra bracing and tie down to make the home high resistance to high winds and extreme conditions.
The engineer also needs to be involved in snow areas where you need extra support for the heavy snow loads on the roof.
The recommended procedure is to have plans presented to an engineer who will normally have a bore test done on your land so he can assess the strength capability of the soil, they will then design the footings and tie down bracing required for your home for your area.
The building specifications are an important group of documents that forms part of the building contract.
The specifications can change from builder to builder and from one city to another depending on availability.
Submitting to council and local building authorities (permitting)
To submit plans to council you will need to check with your local authority to confirm all their requirements, they will normally have a check list.

Registered Builders License Number (for insurance reasons and costs, we do not offer our construction plans to owner builders)
However
You can use the plans if you take them as the creator’s responsibility and take the authorship.
This will enable you to submit to council as your own work. Please check this with your council.
All structural components must be sized by your local building center or a licensed professional in your state.
DISCLOSURE: Some Municipalities require and Engineered Stamped Plan Set by a Local PE from your Municipality.
